Steps to project success...

Start with a plan.

This stage is vital, we need to ensure we have understood your project, reviewed your feasibility, suggested appropriate lender options, and started the process to organise valuations and QS reports where required.

Assessment is key.

Making sure we can promptly coordinate the documentation required to support the lender with their assessment, and ensure they execute a loan approval in acceptable time frames.

Until the end.

We want to ensure your project is completed as smoothly as possible. Making sure that the payments are made to your builder on time, the funding is not held up, and you are able to focus your energy on the build itself.

Making sure expiry terms are met, exit strategies are adhered to, and you are able to move onto your next project sooner.

We're a fully independent Australian Mortgage Broking firm who focus primarily on First Home Buyers, Next Home Buyers, and Investors. We have built a team of Mortgage Brokers who specialise in each space, so you know you're dealing with someone who knows what they're doing.

Yes we do! All of our Brokers and Directors are fully qualified and members of the FBAA. To go one better, we actually have our own Australian Credit Licence (ACL). This may not mean much to you, but to us it means that we need to be extra committed to providing the right solutions as our butts are on the line if we don't.

We have a huge panel, but it doesn't mean we're going to use all of them. We have strong relationships with all the usual suspects (Like the big four), as well as the second tier national lenders like ING, Macquarie, Suncorp, ME Bank, UBank etc. We even have strong relationships with a lot of non-banks for our self employed clientele. Our huge panel and most of our primary lenders can be found on our website.

We try our best not to charge fees. We're pretty lucky that in most cases we're paid by the bank/lender that funds your loan directly. They can afford to pay us, as it is our job to complete the interviews, the application documentation, we verify your ID for them, and we deliver the deal on a silver platter to the bank. They pay us for introducing your business, since they didn't have to pay staff to sit in a branch twiddling their thumbs.

It is important to note, that on some Development Finance, Commercial Lending, or Self Managed Superfund lending for example, we do have to charge fees on occasions.

There are a few processes we undertake to determine the right solutions. We also try and give you 3 options to consider so you can see a range of different lenders that suit your needs. But the critical aspects are:

  • Who can provide you with the best policies, income assessment and guidelines that suit your income or employment type for example
  • What lender has the best price depending on your deposit size, your equity position, or your loan purpose. Did you know that Investment loans and owner occupied loans have different interest rates for example.

The right finance option for you goes beyond who has the cheapest interest rate online. If that's all that went into it, you would just do it yourself. Policy is just as important as price in a lot of cases.

Absolutely, this is one of the first processes we go through! We want to understand just how much you'd like to spend, from there we can work backwards from to establish your borrowing capacity, and ensure that it all works for your budget and lifestyle. Then we'll share with you the repayments and rates that would be applicable for you.

We help make sure that you don't forget about these costs when we help you model out your purchase. With every purchase the cost of Stamp Duty, Lenders Mortgage Insurance and conveyancing can range and change. So, we make sure we allow for a buffer, ensuring that you're left with no surprises at settlement.

This is where we shine brightest. We have a number of things that are pretty unique to My Mortgage Freedom.

Here's a list of what you could expect when you deal with us:

  • www.ratetracker.com.au is a real-time interest rate tracker that we built for our clients in 2021. Rate Tracker uses open banking technology to check your interest rate every 30 days, to ensure you're never paying a rate above the benchmark.
  • We have an Annual Review process where you're invited each anniversary of your home loan to lock in a time to have a chat with your broker. This could be to reprice your home loan, cover off on any other needs, or even just to say hello and check in.
  • We always try and look after our clients who refer friends and family by hosting an annual function, or by running campaigns. We've sent clients to the Maldives, a luxury weekend in Sydney, and a Trip to Bali to name a few.
